Homebuying Myth #8

In this post we will be covering homebuying myth #8 (quality schools close by). Unless you know with 100% certainty that you are buying your forever home, you should always take the quality of the schools into consideration when buying a home. A house with quality schools close by will have a greater resell value because for many homebuyers great schools are high on their priorities list.

Some other important things to consider as a first time homebuyer:


Location

Location near grocery, parks, easy hwy access, schools and walkability are all items that will help when it comes time to sell. The location of the home in the community (newer construction) is also important. You want to try to stay away from homes that are at the main entrance to a community as they see the most traffic entering/exiting the neighborhood. Also, you don’t want to be the home at the end of a ‘T’ intersection where cars headlights shine into your homes windows as they drive by. A more desirable home location in a community would be on a culdesac because only those few homeowners drive into that area (safer if you have children playing out front often).


Lot Size

The lot size for family-sized homes (3+ bedroom homes) can be a big deciding factor when you sell to the next homebuyer.  Most families with children want some sort of backyard for the children to play in. Therefore, you want to stay away from homes with very small backyards (unless it’s your forever home). Since Covid, when it comes to yard sizes (space) things have definitely changed and made space (lot size) very important.


Age of the home

If you happen to be a first time homebuyer with a limited budget, the age of the home can be a huge factor if you don’t have the funds to replace aged mechanicals in the home. (AC, Furnace, Water Heater, Roof etc.)  Knowing the home is over 15 years old you should definitely budget for any major mechanicals that break down over the next 5 years or so. If the home is over 15-20 years old, the ideal situation as a  homebuyer would be that some or all of those major items would have been replaced recently (AC, Furnace, Water Heater, Roof etc.)

As I have said, these are just a few items to consider when on the path to becoming a homeowner.
